The Calliope Dammuso (with swimming pool) is part of the wonderful and large Tenuta Katalea, located in an archaic valley, on a land rich in luxuriant vegetation and among the scents of the centuries-old zibibo vineyards.
The Calliope Dammuso is a small architectural jewel, rich in art, poetry and maximum comfort.
Inside the house you will find everything from furniture from the late 18th century to the latest generation tools and appliances as well as the bed with motorized networks or the swimming pool which can be friable even during the cold season thanks to its heated environment.
Structurally, the Dammuso Calliope is divided into two floors, connected to a kitchen and a common outdoor area, with 2 double bedrooms and independent bathrooms.
In this ancient dammuso where harmony, aesthetics and quality reigns, you will not be able to feel anything but infinite! Infinite like the sea and the sky that are in front of your eyes, while tasting the sweet scent of the wines produced on these lands, and the fiery rays of the most beautiful sunsets you have ever seen up to this day!
During the month of August, the Calliope Dammuso can only be booked from Saturday to Saturday.
Minimum stay for June, July and September: 7 nights.
Minimum stay for the other months: 5 nights.”

RENTALS AND PRICES
The rental prices refered to the Calliope dammuso and are valid weekly or multiple.
The reservation will be effective upon the first payment of the deposit together with the signing of the writing (contract) sent.
Payment must be made in the following ways:
Within 2 days from the confirmation of availability for the lease, together with the sending of the signed contract by e-mail
The contract must be signed on each of its pages;
Payment must be made by payment - as a penitential deposit (pursuant to Article 1386 of the Civil Code) - to the property for the amount equal to 50% of the entire share due to the owner including consumption / cleaning and any extra services required;
In case of non-payment the reservation will be canceled.
Upon receipt of this deposit, a CONFIRMATION FORM will be sent.
Within 30 days of the start of the lease, the customer / tenant must make the second payment / payment to the property in balance as an integration of the penitential deposit equal to the remaining 50% net including consumption / cleaning and any extra services requested.
The reservation will be effective upon the first deposit payment. In case of failure to make the second payment / balance, the reservation will be canceled and the penitential deposit will be retained by the lessor as consideration for the right of withdrawal.
All payment transactions must be understood as net of any bank charges. The commissions deriving from bank transfers must be borne by the ordering account. Any fees charged to the beneficiary's account will still be charged to the tenant.
Any changes to the arrival and departure times must be agreed in advance with the property, and is subject to the acceptance of the latter.
There is no refund if the customer / driver anticipates departure or postpones arrival.
Upon arrival, the customer / tenant must present the identification document and pay the security deposit of € 800.00. The security deposit will be returned at the end of the stay after the inventory has been checked, together with the return of the accommodation and after deduction of any damage caused to the accommodation itself, the extent of which is easily ascertained. On the other hand, for damages which require a detailed timely estimate and able to quantify the actual damage caused - which could exceed the value of the deposit itself - the check is withheld in full and only after having verified the actual extent of the damage will we proceed following the cancellation of the remaining sum or the request for damages suffered and suffered through the competent bodies
DELIVERY OF THE PROPERTY - CLEANING - MAINTENANCE
All accommodations are delivered clean and in working order.
The island for most of the territory and of the houses is not connected to the water supply network, so it will be the customer's / tenant's responsibility to avoid wasting water during the stay;
The property will be delivered with an adequate water reserve of 15 quintals of water per person per week, any extra consumption and transport costs for the water supply will be charged to the customer / tenant. In case of exhaustion of the aforementioned water reserve (due to excessive and unjustified consumption and / or negligence in the event that taps are left open voluntarily or involuntarily) the landlord does not guarantee the delivery of extra loads of water before 72 hours from the notification of the running out of water.
The tenants are required to return the dammuso clean and tidy as found on arrival.
The owner or his representative has free access - at any time and at any time of the day - to the property to carry out the necessary maintenance operations (garden, swimming pool, irrigation, vegetable garden, etc.).
CANCELLATION - WITHDRAWAL - WAIVER
In case of withdrawal, cancellation, cancellation or renunciation of the tenant, to be reported in writing within the 60th day before the start of the stay, the landlord / owner will retain 50% of the part of the deposit already paid as consideration / penalty for the right of withdrawal without having anything else to expect from the customer / tenant.
In the event of withdrawal, cancellation or renunciation between the 59th and 30th day prior to the start of the stay, the landlord / owner will retain the first part of the deposit already paid as a consideration / penalty for the right of withdrawal, without have nothing else to expect from the customer / tenant.
In case of withdrawal, cancellation or renunciation between the 29th and the 15th day prior to the start of the stay, the landlord will retain the deposit payments already paid as consideration / penalty for the right of withdrawal, without having anything else to demand from the customer / tenant.
If the withdrawal, cancellation or renunciation will be communicated after the term of the 14 days preceding the start date of the lease, the promising tenant will be required to pay the balance of the entire agreed rent.
CAUSE COVID 19 CANCELLATION - WITHDRAWAL - WAIVER
In relation to this particular cause of cancellation, withdrawal or renunciation, the laws enacted on the matter by the Italian Republic are understood to be applied.
In this case, the following is observed:
a) any disease due to covid must be promptly reported;
b) the amount paid will be exchanged for a voucher and valid for 12 months.
DRIVER REPLACEMENT AND / OR PERIOD CHANGE
The tenant may be replaced by another person up to 48 hours before the start of the lease, upon written notice and final acceptance of the property.
Requests relating to changes in the period of stay must be sent in writing and are possible and satisfactory only if there is the necessary availability in other periods. In the event that the property does not consent, they are to be considered cancellations and therefore provide for the application of the provisions of article 8 of this document.
After 24 hours of non-arrival and in the absence of communication received, the rental relationship will be considered terminated.
The customer / tenant is responsible for any problems or damage caused to the property that are found immediately or subsequently. The tenant will respond as custodian pursuant to article 2051 cod. civ. in the event of damage caused to things and people by things and the property of which it has full availability, relieving the landlord / owner of any liability; the tenant will also be liable for any damage caused to the property and its furnishings.
As regards the responsibility of the customer / tenant, reference is made to the civil code in the following art. 1587, 1588, 1590 and 2051.
Upon arrival, the customer must check the condition of the property, with the employee / person in charge, the inventory, the operation of the appliances and make any complaints. The repair of any faults occurring during the stay are the responsibility of the lessor but only if they arise from negligence of the lessor. In the event of breakdowns or damage caused by the tenant, any expense related to repairs will be borne by the tenant / customer. It is essential that complaints are made within 24 hours of arrival in order to ensure a quick solution of the problems themselves.
The customer / tenant authorizes the disclosure of their personal data in relation to the obligations connected with the rental relationship (law 31 December 7996, n. 675).
For disputes and disputes, only the Turin Judicial Authority is competent.
